After ascending to the 22nd floor palatial penthouse at Graydon Buckhead Condo Tower, we took a moment to admire the stunning panoramic view. It was impossible not to lose one’s mind with the view from the penthouse’s terrace. Over a tapestry of maples, a dim fog layer extended all the way to the skyscrapers at the center of Buckhead in the north.
On this mid-September evening, the Artistic Initiative Agency team had the opportunity to tour the still-under-construction Graydon Buckhead Tower with Bonneau Ansley, CEO of Ansley Real Estate.
This luxurious condo tower, located at 2520 Peachtree Road, has become Ansley Real Estate’s insignia development project. Its resort-style amenities, exquisite interior design, and gorgeous architecture promise to revolutionize Atlanta’s real estate market.
“I think this is the best-looking building, maybe, in the history of Atlanta,” said Ansley.
As we observed the unequal scenery from the penthouse’s terrace, Ansley recalled how his grandmother grew up a few lots over when Buckhead was no more than fields as far as the eye could see.
“My grandmother had three plots of land north of this building where she used to raise cows,” said Ansley.
Decades later, this stretch of Peachtree Road is on its way to becoming the most expensive piece of real estate in all Buckhead.
Construction for the Graydon began back in March 2020.
The developer of this revolutionizing building, Kolter Urban, is a real estate developer from Delray Beach, Florida. The tagline of this project, “Secluded-Exclusive-Classic,” is embedded in Kolter Urban’s proposed design. The building incorporates the luxuriousness of world-class Floridian vacation resorts.
“It is something never seen before in Atlanta,” said Heather Pitts, Ansley’s partner in the Graydon project. During our visit to the Graydon, Pitts served as our guide.
The plentiful amenities of the Graydon are indeed unlike anything ever seen in Atlanta before. The tower processes 47 units plus the lavish penthouse, with prices ranging from $1.6 million to $8.5 million. The list of exterior amenities resembles a world-class resort. It includes a spa, a private park, a grill area, a fitness center, and an amenity plaza with an in-ground pool, marble flooring, and elaborately landscaped gardens.
The refined interior design of the residences is equally splendid. The luxurious condominiums range from 2,000 to 3,500 square feet. Each unit has three terraces, with a stone fireplace in the main suite’s balcony, a chef kitchen of marble design, wood flooring, exterior glass panels, and spa-like baths.
Even before Kolter Urban broke ground, lines of clients were contacting Ansley Real Estate to acquire a unit at the Graydon.
“Some of the first buyers were purchasing straight thin air,” remarked Pitts.
The $8.5-million penthouse where our tour ended is the crown of the Graydon. The four-suite penthouse encompasses the entire 22nd floor, with a total area of 8,600 square feet between interior and exterior space. It processes a private elevator lobby and a linear terrace, which wraps almost the entire building.
The penthouse “has the best view in the city, but I am sorry, it’s already sold,” said Ansley enthusiastically.
Indeed, the Ansley Real Estate team has been working extra hours at the Graydon Buckhead Sales Center over the past year and a half. As of mid-September, Ansley, Heater, and their team have sold over 60% of all available units.
Ansley sustains that such success in sales is the result of forging a network of meaningful connections.
“There are around 18,000 real estate agents in Atlanta. To differentiate yourself, you must make an immediate connection within the first ten seconds of meeting your potential new client. It is one of the hardest things to do, but it is one of the most natural things for great agents,” declared Ansley.
Today, the construction of the Graydon Buckhead Tower is entering its finishing stage.
As Kolter Urban prepares the ceremonial ribbon for early 2022, Ansley, along with his team, is close to selling out the remaining units, continuing to ratify his title as the number one real estate agent in the South.
